You space is perfect for a 2 plant scrog. Separate areas for each.
Veg 1 while one is flowering out and its a continuous grow.
Its not hard to bend growing stems back under a wire mesh screen mate
Me an denots scrog so check out our diarys.

The reason for 400w instead of 600w I because of heat as the groom I in my reptile room which is constantly roasting.
In that case you are going to have to work out your intake and extraction properly. You could probably extract into the reptile room, that way you can adjust your reptile heaters down a bit as the heat coming from the groom will help heat the room, plus if your filter fails your smell it in the reptile room. Your intake you will need to take from a cold source not the reptile room, because If taken from the reptile room the lowest temp in your groom will be the ambient temp from the reptile room. Take it from a cavity wall or under the floor boards where the air is all ways cool and moving around.
What growing method are you using, mud, coco or hydro ?.

Thanks for the replies guys. im not moving until the end of February, beginning of March. The extraction will be going into the airing cupboard and i havent quite figured out the intake yet.
i do have clear access to the floorboards so could possibly run some ducting through there.
Area of groom is 144 cubic feet which i believe the fan and filter i have will suffice.

This really isn't a good way of working out the ventilation requirement, which will depend entirely on the lamps and other equipment in the space.
The room volume method is derived from building ventilation calculations and only addresses humidity and fresh air in occupied spaces — It has nothing to do with horticulture, and it doesn't take heat dissipation or temperature into account.
Once you've decided on your lighting, have a look at the table I linked above to find out how much air flow you'll actually need to maintain the desired temperature
